From Unstructured PDF Files to Contract Intelligence: A Local LLM RAG Pipeline for Extracting Demurrage Terms and Conditions

Large energy companies depend on complex maritime shipping contracts to govern the transportation of commodities; however, these agreements are typically stored as unstructured text documents that are not easily searchable or analyzable. As a result, firms face significant challenges in proactively managing contractual financial and operational exposure such as shipping delay penalties, as manual review of lengthy contractual language creates substantial operational bottlenecks. To address this problem, we developed a localized and secure artificial intelligence system capable of automatically processing, organizing, and analyzing unstructured contract text without reliance on cloud-based or internet-hosted generative AI tools. The system transforms raw contractual language into a structured business intelligence asset, enabling subject-matter experts to rapidly identify weakened contractual protections and latent financial risks with a high degree of accuracy. Based on these outcomes, we recommend that the firm pursue a guided implementation of the technology to shift from reactive dispute resolution toward proactive contractual risk assessment prior to deal execution.
